Aftercare Guidelines

Follow these instructions carefully to protect your investment and ensure the best, longest-lasting result.

Asphalt sealcoat cures through solvent evaporation. Temperature, humidity, and sunlight all affect cure time. The timeline below reflects standard conditions (70°F+, low humidity, direct sun).

0–24 Hours
Initial Dry — Foot Traffic Only
The surface will feel dry to the touch within a few hours, but is NOT fully cured. Light foot traffic is generally acceptable after 24 hours. Avoid sharp heels or dragging items.
24–48 Hours
Early Cure — Avoid Vehicle Traffic
The sealcoat is still soft and impressionable. Do not drive on the surface. Tire marks, scuffs, and indentations can occur and are permanent once cured.
48–72 Hours
Vehicle Traffic Permitted (with caution)
Under ideal warm, sunny, dry conditions, vehicles may carefully use the surface after 48–72 hours. Avoid sharp turns, parking in the same spot for extended periods, or heavy trucks during this window.
30 Days
Full Cure Complete
The sealcoat reaches maximum hardness and durability at 30 days. Avoid using gasoline, oil, or harsh chemicals on the surface until fully cured. ADA-compliant and normal traffic is fully acceptable after this point.
In cool temperatures (below 55°F) or high humidity, curing can take significantly longer — sometimes 2× or more the normal time. When in doubt, wait an extra day.

Weather is the most critical factor in sealcoat performance. Your project was only applied under weather-appropriate conditions, but the curing period is equally weather-sensitive.

Temperature
  • Ideal curing temperature: 70°F–90°F with direct sunlight
  • Acceptable range: 55°F–100°F (with extended cure times at lower end)
  • Below 50°F: sealcoat will not cure properly and can peel or crack
  • Do not apply water to the surface to "cool it down" — this disrupts curing chemistry
Rain & Moisture
  • Keep the surface completely dry for a minimum of 24 hours after application
  • Rain within the first 24 hours can wash away or spot the sealcoat — contact us immediately if this occurs
  • After 24–48 hours, light rain is generally not harmful but avoid pressure washing
  • Sprinkler systems: disable or redirect away from the sealcoated surface for 48–72 hours
Sun-facing surfaces (south- and west-facing) will cure faster than shaded areas. Allow extra time for shaded driveways, under trees, or north-facing lots.

General Driving Rules

  • Drive slowly and straight — avoid sharp or sudden steering, especially within the first 7 days
  • Avoid spinning tires on acceleration or hard braking on new sealcoat
  • Do not park in the same spot every day during the first 30-day cure period
  • Motorcycle kickstands and bicycle stands can puncture soft sealcoat — use a board or pad underneath

Heavy Vehicles & Equipment

  • Dumpsters, moving trucks, RVs, and heavy equipment: wait a minimum of 30 days
  • Dumpster pads and truck delivery areas: always use plywood sheets under landing feet or wheels
  • Avoid parking trailers with tongue jacks directly on sealcoated surfaces for 30+ days
Power steering "divots" are among the most common sealcoat complaints. These occur when turning the steering wheel while stationary on a soft, hot surface. Do not turn your wheels unless the vehicle is moving.

Traffic paint applied over fresh sealcoat needs its own cure time and care.

  • Do not drive over freshly painted lines for at least 24 hours
  • Pedestrian foot traffic on lines: acceptable after 1–2 hours in warm, dry conditions
  • Water-based traffic paint fully bonds to the sealcoat within 24–48 hours under normal conditions
  • Do not use a pressure washer directly on striping lines for the first 30 days
  • Line color may appear slightly lighter in the first few days — this is normal as the paint cures and settles
Striping paint is UV-stable but will fade over time with traffic and weather. Plan for re-striping every 2–3 years as part of your regular maintenance schedule for best appearance.

Proper sealcoating can extend the life of your asphalt by 3–5× compared to untreated pavement. Protect that investment with these practices.

What to Avoid — Long Term

  • Gasoline & oil drips: petroleum solvents break down asphalt binders and sealcoat — clean spills immediately with kitty litter or an absorbent, then rinse
  • De-icing salts (rock salt): accelerate freeze-thaw cracking; use sand or a magnesium chloride blend instead
  • Pressure washing edges: high-pressure water can erode sealcoat along pavement edges over time
  • Fertilizer runoff: lawn chemicals can stain and chemically degrade fresh sealcoat

Recommended Re-Sealing Schedule

  • Residential driveways: re-seal every 3–5 years, or when surface begins to appear gray/oxidized
  • Commercial lots: re-seal every 2–3 years depending on traffic volume
  • Inspect for cracks annually — small cracks sealed early prevent costly pothole repairs later
  • Keep the surface swept clean of sand, debris, and standing water year-round
A well-maintained sealcoated surface can last 25–30 years before full replacement is needed. The key is consistent, scheduled maintenance — not waiting until damage is visible.
Surface softness in heat: Coal tar and asphalt-based sealcoats will soften slightly on very hot days (90°F+). This is normal. Avoid parking in the same spot repeatedly until the weather cools.
Slight color variation: Freshly applied sealcoat dries to a deep, uniform black. As it cures, minor tonal variations are normal and will even out. Areas under shade may look slightly different during curing.
Tire marks in first 30 days: Light tire scuffs may appear during the curing period, especially in hot weather. These typically blend in as the surface fully cures and weathers.
Odor: A mild petroleum or chemical odor is normal for the first 24–72 hours while solvents evaporate. This dissipates quickly in open-air environments.
Peeling or bubbling: If you notice peeling, bubbling, or large areas lifting within the first week, please contact us immediately. This is not normal and may indicate a weather event or contamination issue that occurred during curing.
